Most "homebuyer guides" have an angle.

The internet is full of first-time-buyer content from people who get paid when you make specific decisions. A broker wants you to use them. A fintech wants you to take their loan. A SaaS wants you to use their tool. The advice usually rhymes with the incentive.

✕ The standard playbook

What you usually find online

  • "Top mortgage lenders" lists with affiliate kickbacks
  • "Hidden fees lenders don't want you to know about" hype
  • Specific offer percentages that don't match your local market
  • Rate predictions that age badly within 90 days
  • Recommended-agent lists with referral relationships
  • Generic checklists that miss the actual judgment calls
◇ What you'll get here

Frameworks for engaging the professionals you hire

  • Five questions to ask any agent before signing representation
  • The seven categories of closing costs to ask your lender about
  • Three offer postures (competitive, anchored, walk-friendly) and when each fits
  • The walk / renegotiate / accept framework for inspection findings
  • The "real commute" test for any property's daily realities
  • The 30-day post-close map most buyers handle reactively

30+ plays. 7 workflows.
2 interactive templates.

If any of these is true.

◇ Scenario 01

You're about to start.

You haven't talked to an agent yet. You want to do the readiness work first so you don't spend three months touring houses you won't end up buying.

◇ Scenario 02

You're mid-process.

You have an agent, maybe a pre-approval, maybe a few showings — and you keep feeling like you're missing something. The frameworks help you spot what.

◇ Scenario 03

You're about to make an offer.

You like a place but you're nervous. The offer-postures workflow and contingency map are most of why this guide exists.

◇ Scenario 04

You're under contract.

Inspection's coming, closing's coming. The inspection findings workflow and 30-day post-close map are the highest-leverage parts of the guide for you.

Things you're probably wondering.

Is this real estate advice?+
No — and that's deliberate. This is educational content, not legal, financial, or real estate advice. The frameworks help you ask the right questions of the licensed professionals you'll hire (agent, lender, inspector, attorney). Decisions belong to you, in conversation with them. We don't bypass the people who are paid to advise — we make those conversations more useful.
Why no specific offer percentages or rate guidance?+
Because specific numbers age badly and depend on circumstances we can't know. "Offer 5% below asking" works in some markets and is foolish in others. "Lock your rate when it's below 7%" is wrong as soon as the market moves. Frameworks survive the market shift; specific numbers don't. Your agent and lender, who know your local market and your situation, are who you should be hearing those specific numbers from.
Do you have any affiliate relationships?+
None. Zero referral fees, zero kickbacks, zero sponsored content, zero "recommended" lists with hidden incentives. This is the central positioning of the entire RealEstate Aura line. If we ever had a conflict of interest in our advice, you couldn't trust the frameworks to be in your interest. So we don't have any.
Will this work in my market / state?+
The frameworks are designed to work anywhere — they're about how to think, not what to do. Specific transaction details (closing-cost structures, contingency periods, contract law) vary by jurisdiction; the guide flags this throughout and points you to your real estate attorney for state-specific questions. Your attorney is the local expert; we're the framework.
What if I'm not in the U.S.?+
Most of the frameworks (buyer clarity, agent vetting, property scoring, offer posture, inspection sorting) translate well internationally. Some specifics — Loan Estimate forms, Closing Disclosure timing, U.S. mortgage points — are U.S.-specific. If you're outside the U.S., expect ~70% of the content to apply directly, and use your local equivalents for the rest. We'll likely localize in future volumes.
Refund policy?+
30-day no-questions refund. Email within 30 days of purchase, the money comes back, you keep the file. We'd rather have a free reader than an unhappy customer. The refund rate across the WorkAura family stays well under 5%.
